At-Home Budapest Network Ltd. was established in 2005 with the aim to provide specialized real estate services for foreign and domestic property owners and investors.
We contribute to the safe and profitable operation of your investment with our expertise and experience. During the operation our professional team has served hundreds of property owners and investors and has become the key player of Hungarian expatriate real estate market.
Our main goal is to provide the widest and highest quality services for our clients. Majority of properties are situated in the inner districts of Pest side (5, 6, 7, 8, 9,13) and Buda side (1, 2, 3,11, 12). Local knowledge, active cooperation with the utility and other service providers as well as high level communication with the clients is a guarantee for quality and proficiency.

Our goal was to develop a system where our clients find all the services in relation of the owned properties in one place, including among others:
• regular communication and maintaining contact with the house management companies, utility providers, local authorities, and the residential community
• take over service of newly built properties from the developer company
• take over management from the previous property management company
• concluding contracts with utility service providers, including name transfer of utility user
• periodic property inspection, during rented and unrented periods, preservation of condition
• furnishing and interior design consulting and implementation
• advising insurance and concluding insurance contract
• organizing energy efficiency certification

Property Management Services

AT HOME MANAGEMENT

Our operation is based on expertise and security.
We begin our cooperation by assigning a dedicated property manager for every single property owner. Our property managers are in direct contact with the clients (both property owners and tenants). His/her main responsibility is to manage all maintenance, rental and financial affairs of the property. 

We prepare a Status Report with detailed inventory on each new property and put together a proposal in relation of necessary measures, maintenance, small fixes. We also assess and provide a solution proposal regarding due obligations towards utility companies or condominium committees if applicable. In addition, we advertise the properties for rent in cooperation with property agent colleagues and take active part in finding the most suitable tenant.
Upon request we also prepare a proposal package in relation of the maintenance and utilization of the given property (residential or office use, or condominium establishment in case of more residential premises).
Our responsibilities include every task related to the preservation of property value, maintenance, utilization and management. The efficiency of our services is supported by a special, user-friendly software that provides unique access to our tenant and property owner.

FEES AND SERVICES

Property Management Fee

10% + VAT of the rental fee, due each month, in case of one year lease term, with the minimum of 20.000 HUF + VAT/month. Management of vacant property is 20.000 HUF + VAT/month.

Lease Commission

Lease agreements for 12 months’ period: 12 % + VAT of the yearly rental fee. In case of shorter period, it shall be calculated pro-rata, but the minimum payable fee is 1 month rent + VAT.

Deposit account

We open a deposit account with 150.000 HUF. When the property is rented, we deduct this amount from the first rental incomes. In case of a vacant property we require a direct transfer from the owner. This amount shall be filled-up regularly by the owner on request. The amount of the deposit is used for covering owner’s costs such as insurance, minor repairs, as well as our service charges. Should a repair work exceed HUF 50.000, we prepare a personal offer to be approved in writing prior to the beginning of the repair.
